Plan a Home Renovation Project
The goal of this project is to help you plan a renovation, whether you’re redoing your whole house, a single room or simply replacing old windows and doors.
Step 1: What is Your Goal?
Perhaps there has been a new addition to your family or you simply want that modern kitchen you always dreamed of. Think about what you want to achieve through your renovation.
Here are some typical window and door projects:
- Remodel your entire home
- Make a dramatic statement with a bay or fixed window, or a new front entrance
- Increase the light or ventilation in a room
- Improve access to a room, yard or patio
- Enhance the style and beauty of a room
- Save money by increasing your home’s energy efficiency
Adding a new window or door to a room can give it that virtual accent you have been searching for. When deciding what enhancements you would like to make, keep your goals in sight and visualize the end result.
Step 2: Budget
Funding your home renovation project and knowing what your options are is going to be one of the most important steps throughout your renovation. Whereas most of the projects you will encounter are going to have some flexibility, your budget may not. The most common way to fund you home renovation project is through savings or a Home Equity Loan. Shop around before making a final decision and consider your options thoroughly. Keep in mind that renovations may also increase your home’s value. Energy efficient windows and doors may cost a little more upfront but, with lower utility bills, they pay for themselves over time.
Step 3: Do-It-Yourself or Hire a Professional?
If you are inexperienced it may be better to start out with a small do-it-yourself project before moving on to bigger ones. Renovating your home can be an intimidating task, but with helpful hints on topics from choosing the right contractor to helping your family survive the project, you can get the assistance you need to make your renovation a success. Simple features like adding a window with impact resistant glass or choosing a custom door designed to compliment your unique style is a service your contractor can assist you with.
Step 4: Select a Contractor
Talk to friends, family and neighbors to identify reliable contractors, then contact them and compare bids for your project. We recommend at least three to five bids to choose from. You may want to eliminate the lowest bid first, as some contractors will submit a low bid and increase charges as the project progresses. Be leery of hidden costs and make sure everything is in writing for your protection. Keep in mind that contractors are generally good communicators due to the fact that they constantly deal with many clients on a regular basis, so discuss any concerns as they arise.
Step 5: The Contract
Discuss your written contract thoroughly. Make sure there is a clear understanding between you and your contractor. Who will take on the Project Management role? Do you feel confident in the contractor you have selected to take on this position or would you like to oversee the project yourself? How many subcontractors will be involved and who will be responsible for any costs accrued? Make sure you discuss every fine detail and have it in writing. Keep a copy of your contract in a location with easy access for your reference.
Step 6: Timing
Schedule your renovation around seasonal conditions and holidays. Your family may have certain parts of the year when scheduling a renovation project would interfere with family or sporting events. Figure out the best time of year for your renovation project to be completed with minimal disturbances. Be considerate of your neighbors and inform them of when work will begin and end.
Discuss the start date and a finish date with your contractor. It may be difficult to agree on a start date if the contractor has many other projects scheduled. Get as close to a start date as possible. Also, discuss what will happen if the finish date is not met. Offering a “bonus” payment if the project is completed ahead of schedule can be a great motivator. Plan weekly meetings with contractors and family members to keep the communication open on how the project is coming along.
Step 7: Local and State Laws
Building permits may be required. Research your local building codes or check with you contractor. Contractors usually take care of any permits needed to complete the project, and will already be familiar with local zoning restrictions. If you have any questions about what permits may be needed, ask a qualified expert. If you live in a community with a Home Owners Association, then you may also need approval from them before beginning a project.
Step 8: Windows & Doors
Research window and door styles you like from magazines, showrooms and the internet, and show them to your contractor. It may be more cost effective to let contractors purchase materials and products on your behalf, since they often get professional discounts. Make a list of the attributes that are important to you in windows and doors, such as energy efficiency, material or color. Browse our website to learn more about what types and styles are available.
Step 9: Couch Surfing
You may need to plan temporary living arrangements in advance, especially when renovating a bathroom or kitchen. Also take into consideration what plans you will make when windows and doors are being replaced. If it is in your budget think about taking a vacation while renovation is occurring. Not only will this help with living conditions, it will also be a relaxing time during a potentially stressful phase in your home renovation.
Step 10: Document It
Take pictures! This is the most amazing advice you will receive. Keep a journal and print photographs along the way. Having before and after pictures will be something you can share for a life time. This will enlighten your home renovation experience and give you a sense of achievement. Share your progress with friends and family on Facebook.
Remember – Planning is the key to a successful renovation.
